Buying or Investing in Property - You
Need a Land Survey!
Why? Here are five reasons:

Valid Legal Description:
A Survey will determine the
position on the ground of the written legal descriptions
of record thereby confirming that you have a valid
purchase contract and a piece of property that can be
located with certainty.

Unrecorded Matters:
The Survey will serve as a report to you of any
matters discovered on the ground that could be evidence
that a third party may claim a right of use or an
interest in the property.

Matters of Record,
Easements, Etc.: The Survey can disclose the
location of recorded easements and rights of way
affecting the property.

Bargain:
The
Survey can confirm to the Buyer that he is getting what
he bargained for. Five Acres with lake frontage, as an
example. The Survey may disclose that there may not be
lake frontage or that there is less than five acres.

Title Insurance:
In every property transaction where a lender is
involved, there is title insurance and a "Survey
Exception" from coverage. By Florida Statute, a title
policy may only except from coverage those matter that
are shown on a Survey of the Property.
